Step 2 With a clear understanding of your requirements you will receive a selection of properties that match your criteria. In order to secure a property, we recommend an early viewing.
Step 3 Select your property and confirm availability. Once the landlord confirms that they would like to proceed we will draw up the relevant paperwork, forming an agreement to be signed by both parties.
If the property is furnished, an inventory of the contents and condition of the property is usually produced prior to commencement of the tenancy. This will be supplied to both landlord and tenant.
Step 4 Rent and deposit. A refundable security deposit (usually 5% of the annual rent for unfurnished and 10% for furnished) is made to secure the property. Although it is usual for the rent to be paid annually in advance, Landlords will usually accept a flexible number of post dated cheques. The refundable security deposit will be reimbursed to you at the end of the tenancy, subject to the details of your agreement and the findings of the inventory check-out report.
Step 5 Handover. Keys are now handed over and you can move in to your new home.
